We guarantee you every property is fully legal – HOW ?? Because BEFORE we offer any property our Spanish partner personally inspects the project has a valid LICENCIA DE OBRAS (Building Licence). Without this document we refuse to offer the property for sale.

You are always welcome to request to see a copy and have it independently verified. Every building has a 10-year guarantee.

Legal Documents

As a fully registered and legal company we always operate in full compliance with Spanish Law.

Remember – ONLY legal properties can have a mortgage. This means that when you complete the purchase of your property through us at the notary you will receive:

  • ESCRITURA – Your title deeds which guarantee you own the property, free of debt (excluding your mortgage if taken) and are registered in the Spanish land registry system. The final copy is issued following the registration.
  • CEDULA DE HABITABILIDAD – (also now called LICENCIA DE PRIMERA OCCUPACION) Issued by the town hall following their final inspection and approval of the project. This means your property has been built in compliance with all Spanish and EU building regulations. Needed for mortgages and utility connections.
  • BULLETINES DE AGUA Y LUZ – Certificates authorising you to legally have, in your own name, water and electric contracts with the utility companies.

WITHOUT THESE DOCUMENTS YOUR PROPERTY IS ILLEGAL SO YOU WILL NOT GET LEGAL TITLE, A MORTGAGE OR CONTRACTED WATER/ELECTRIC SERVICES CONNECTED..... THIS APPLIES TO RESALES ON ILLEGAL URBANISATIONS AS WELL!!.
